Damage of Property and lost or stolen items: Charges of up to $20000 AUD

Additional Cleaning: Charges up to $600 AUD

Exchanges & Returns (Refund Policy)

When cancellation of reservation is made 2 weeks or more prior to stay, you will receive a full refund. 

When cancellation is made 1 week prior to stay, you can receive a 50% refund.

Any cancellations made within 1 week will not receive a refund.

Booking Confirmation

For all booking you will receive a confirmation after payment within 48 hours via email.

Accepted Payment Methods

Credit Cards will be processed immediately. 

Bank transfer receipts must be sent within 24hours of booking

Cash payments available with a discount on stay - please contact for more information.

Stay Rates & Minimum Nights

Minimum Stay is 2 nights 

​

The BB House stay will be charged at a rate per night. This includes the use of 6 Western-style beds for up to 10 people. 

​

Extra use of futon beds will be at an addition rate of 5000jpy per person, per night. This will allow a total of 13 people to sleep. 

If the guests wish to use the futon beds but the number of people staying is still under 10, the same additional rate will apply of 5000jpy per bed, per night. 

​

Compulsory cleaning fee of 16000jpy will be charged once inclusive of booking fee at checkout.

​

Additional fees will apply for any damage of property, lost or stolen items, extra cleaning services required after guests stay.

​

Noise Restrictions

Please be respectful of our neighbours and the Japanese culture. No loud noise or power tool operations after sunset. If a complaint is made and police are notified, you made be subject to have to leave the premises with no refund on your stay.
